* Abbey Co. bought a 118,000-square-foot office project at 5500 Ming Ave. in Bakersfield for $7.4 million from ASP Ming. David Lachoff and Kevin Shannon of Grubb & Ellis and Mark Smith of Grubb & Ellis/ASU represented the buyer.

* RAF Properties bought 51,373-square-foot Montclair Village Plaza shopping center at 8801 Central Ave. in Montclair for $7 million from Wohl Montclair. Peter P. Ioannou of Marcus & Millichap represented the buyer. The seller was represented by Ed Hamley and Greg Brown, also of Marcus & Millichap.

* Pioneer Internet Fund signed a 10-year lease for 7,582 square feet of space at 9420 Wilshire Blvd. in Beverly Hills, paying about $3.5 million. Jeffrey E. Resnick and Tom Korey of First Property Realty Corp. represented both the tenant and the building owner, Canon at Wilshire.

* Anchor Pacific Group acquired a 30-unit complex at 5057 Kester Ave. in Sherman Oaks for $3.1 million from CJW Kesby Ltd. and a 24-unit apartment building at 14805 Magnolia Blvd. in Sherman Oaks for approximately $2 million from Willimag Ltd. Melinda Russell of Hendricks & Partners represented the buyer and seller in both transactions.

* John Choi acquired the 16,749-square-foot Wilton Shopping Center at the northwest corner of Wilshire Boulevard and Wilton Place in Los Angeles for $3 million from Riseman Testamentary Trust. Christopher Maling of Marcus & Millichap represented both the buyer and seller.

* Fred Oken bought the 17,100-square-foot Saticoy Plaza Shopping Center at the northwest corner of Laurel Canyon Boulevard and Saticoy Street in North Hollywood for $2.7 million from Ira Boren. Christopher Maling of Marcus & Millichap represented both the buyer and seller.

* Encore Software Inc. signed a five-year, $2.6-million lease for 73,245 square feet of industrial space at 16920 S. Main St. in Carson. Sam Foster of Jones Lang LaSalle represented the tenant. The landlord, East Group Properties, was represented by Stacy Martin and Brad Boldue of Lee & Associates.

* Schwarz Family Trust acquired a 50,000-square-foot industrial building at 14500 Broadway in Gardena from Harmet Properties Ltd. for $2.4 million. Gary Blau of Goodglick Co. represented the buyer and seller.

* Passport New Media signed a 10-year, $2-million lease for 8,137 square feet of office space at 12211 Washington Blvd. in Culver City. The landlord, 12211 W. Washington, was represented by Lloyd Bakan and John Bertram of Westmac Commercial Brokerage Co. The tenant was represented by Shawn Greenway and Richard Abbott of Lee & Associates.

* Entertainment Brokers International signed a five-year, $1.7-million lease for 12,381 square feet of office space at 10940 Wilshire Blvd. in Westwood. The tenant was represented by Douglas Fine and Jeff Cowan of Julien J. Studley Inc. The landlord, Tishman-Speyer, was represented in-house by Jim Brooks.

* Doug Mockett & Co. bought a 27,000-square-foot industrial building at 1915 Abalone St. in Torrance for $1.7 million from S&M; Moving Co. Gary Blau of Goodglick Co. represented the buyer. The seller was represented by Todd Taugner and Courtney Bell of Klabin Co.

* Steve Himler and Bernard Monderer bought the 28-unit Garfield Gardens apartment complex at 360 Garfield Ave. in Monterey Park for $1.7 million from Ty Yeh. Greg Harris of Marcus & Millichap represented the buyer. The seller was represented by Reine Briggs of Pacific City Properties Inc.

* 9242 Telegraph Road Properties of Corona del Mar acquired a 38-unit apartment building at 9242 Telegraph Road in Downey from 9242 Telegraph Road LP for $1.7 million. * Elijahu Ashkenazi acquired a 45-unit apartment building at 8762 Langdon Ave. in North Hills for about $1.6 million from ARI-K Properties. * Kredman Trust of Los Angeles purchased Chaffey Plaza, a 23,218-square-foot shopping center at 10431-10451 Lemon Ave. in Rancho Cucamonga, for $1.6 million from Manulife Corp. of Los Angeles. The buyer was represented by Charles Shillington of Marcus & Millichap. The seller was represented by Wes Fiefield of CB Richard Ellis.

* Reagan & Roper acquired a 20-unit apartment complex at 1130-1132 N. Louise St. in Glendale for $1.6 million from Valerie Beutler Trust. Both buyer and seller were represented by Steven C. Brombal of Brombal Properties Group.

* Perfect Promotional Products signed a five-year, $1.5-million lease for 51,097 square feet of industrial space at 300 N. Elvar St. in McInnes Ranch Business Park in Oxnard. Douglas Wax of Industrial Park Associates represented both the tenant and the landlord, Foxborough Park Inc. of Oxnard.

* Kaufman Bloomfield Properties bought 13,413-square-foot Woodman Victory Shopping Center at 13647 Victory Blvd. in Van Nuys for $1.5 million from Francis Elliot. Robert Factor of Marcus & Millichap represented the buyer. The seller was represented by Greg Mills, also of Marcus & Millichap.

* David Huang, owner of a food-processing business, bought a 24,000-square-foot industrial building on 62,726 square feet of land at 17438 Railroad St. in Industry for $1.4 million from the Farrand Trust of Chino. Jim Center and Steve Nazaroff of Grubb & Ellis represented the seller. Yuan Sun of Re/Max 2000 represented the buyer.

* Max-Win International signed a five-year, $1.4-million lease for 60,000 square feet of industrial space at 8350 Rex Road in Pico Rivera. John Privett, Rick McGeagh and Brian McLoughlin of CB Richard Ellis represented the tenant and the landlord, Unisource Office Products.

* Ekins Family Trust acquired the 32-unit Empress Apartments at 6955 Kester Ave. in Van Nuys for $1.4 million from Michelson Family Trust. Greg Harris of Marcus & Millichap represented both buyer and seller.
